The Cedarburg housing market slowed in October, giving buyers more options and some added negotiating room.
Homes took a little longer to sell, and sellers received slightly less than their asking prices on average. While these changes point to a less competitive market, the supply of available homes remains fairly limited.
Here’s a closer look at October’s numbers and what they mean for buyers and sellers.
Home Sales and Inventory
Sixteen homes sold in Cedarburg during October, while 27 new listings came to market.
There were 40 homes available for sale during the month. This brought the month’s supply of inventory to 2.5 months, compared with the year-to-date figure of 1.47 months.
The increase in supply gave buyers more choices and helped ease some of the competition seen earlier in the year.
Still, a 2.5-month supply remains relatively low. Cedarburg has not shifted into a buyer’s market, but conditions are becoming more balanced.
Home Prices
Both the average and median sale prices finished below their year-to-date averages in October.
- Average sale price: $616,416, compared with $632,270 year to date.
- Median sale price: $497,950, compared with $576,390 year to date.
- Average price per square foot: $291, compared with $278 year to date.
While the median sale price was lower, the average price per square foot remained above the year-to-date figure.
This suggests that the mix of homes sold played a role in October’s price results. With only 16 sales, a few higher- or lower-priced properties can have a large effect on monthly averages.
The lower sale prices do not necessarily mean that individual home values have declined.
How Quickly Are Homes Selling?
Homes spent an average of 24 days on the market in October, compared with 20.8 days year to date.
The sale-to-list price ratio also fell to 99.59%, compared with 102.02% year to date.
In other words, sellers received slightly less than their final asking prices on average. Earlier in the year, homes were selling above asking price on average.
This shift suggests that buyers had more room to negotiate in October. However, well-priced homes in desirable locations can still attract strong interest.
What Buyers and Sellers Can Do
For sellers:
Pricing your home correctly is especially important as the market slows. Buyers have more choices and may be less willing to overlook a home’s condition or an asking price that’s too high.
Review recent sales, prepare your home carefully, and pay attention to buyer feedback. A well-priced, well-presented home can still stand out.
For buyers:
October’s market offered more breathing room. With added inventory and less competition, buyers may have better opportunities to negotiate.
Compare available homes, review recent sales, and consider how long a property has been listed. You may have more flexibility than earlier in the year, but desirable homes can still move quickly.
Whether you’re planning to buy, sell, or simply want to better understand the Cedarburg housing market, I’d be happy to help.
