Grafton Housing Market Update – September 2026

A quiet residential street framed by mature trees and vibrant autumn foliage.

Grafton’s housing market stayed active in September. Homes sold faster than the year-to-date average, and buyers continued to pay above asking price. While the number of homes available for sale grew slightly compared with the pace of sales, inventory remained tight.

Let’s take a closer look at what happened during the month and what it may mean for buyers and sellers.

Market Activity: A Limited Supply of Homes

Grafton recorded 26 home sales in September, along with 28 new listings. By the end of the month, the market reported 59 homes for sale.

That brought the supply of available homes to 2.27 months, about 5.6% above the year-to-date figure.

This is a small increase, but it doesn’t signal a major shift in the market. Buyers still have a limited number of homes to choose from, especially when looking for a certain location, price range, or type of property.

For sellers, the low supply means there are still fewer homes competing for buyer attention. However, buyers are paying close attention to price and condition, so preparation continues to matter.

Home Prices: Looking Beyond the Averages

The average sale price in September was $548,853, about 1.2% below the year-to-date average. The median sale price was $482,500, roughly 9.1% lower.

At the same time, homes sold for an average of $266 per square foot, compared with $253 year-to-date.

These numbers may seem to point in different directions, but there’s a reason for that. The homes that sell in one month aren’t always the same size, style, or price range as those sold earlier in the year.

For example, a month with more lower-priced home sales can bring down the median price, even when the value of similar homes hasn’t changed much.

That’s why it’s important to look at more than one number when judging home prices in Grafton.

Market Pace: Buyers Are Still Competing

Homes spent an average of 34 days on the market in September, compared with about 57 days year-to-date. That’s a clear difference and shows that homes sold more quickly during the month.

The average sale-to-list price ratio was 101.71%. In other words, homes sold for about 1.7% above their asking prices on average.

That figure was slightly below the year-to-date average of 102.02%, but it still shows that buyers were willing to compete for homes.

Of course, not every home sells above asking price. Some receive several offers, while others take longer to sell. Price, condition, location, and the number of similar homes for sale all play a role.

What This Means for Buyers and Sellers

For Sellers

Grafton remains a market where sellers can benefit from a limited supply of homes. Still, the way a property is priced and presented can make a real difference.

If you’re thinking about selling, it may be worth taking a closer look at your home’s condition before making major updates. Some improvements can help attract buyers, while others may not be worth the cost.

The goal is to prepare the home well without spending money on changes that won’t add much value.

For Buyers

Buyers should be prepared to act when the right home comes along, but that doesn’t mean every property calls for an aggressive offer.

Take time to review recent sales, the home’s condition, and how long it has been listed. A home that just came on the market may call for a different approach than one that has been available for several weeks.

Knowing the difference can help buyers make strong offers without taking on more risk than necessary.

The Bottom Line

September brought another month of steady activity to Grafton. Homes sold faster than the year-to-date average, and buyers continued to pay above asking price. Inventory rose slightly compared with the pace of sales, but the supply of homes remained limited.

The market isn’t the same for every home or every buyer. Some properties still draw strong interest, while others offer more room to negotiate.

For anyone planning to buy or sell, the best approach is to look closely at recent activity in the price range and neighborhood that matter to them.
