More Homes for Sale Give Buyers Room to Negotiate

Mequon’s housing market showed signs of slowing in September. More homes were available, and buyers had greater room to negotiate on price. Still, the supply of homes remained limited, and the market continued to favor sellers in many cases.

Inventory and Home Sales

A total of 31 homes sold in Mequon during September. Another 49 new listings came onto the market, with 68 homes available for sale during the month.

The supply of homes rose to 2.19 months, up from the year-to-date figure of 1.78 months. This was an increase of about 23%.

While the supply remained low, buyers had more homes to choose from. This gave them more options than the year-to-date figures suggest.

Home Prices and Days on Market

The average sale price in September was $712,465, compared with $791,219 year to date. The median sale price was $644,999, down from the year-to-date figure of $684,667.

However, these lower figures do not mean that all home values fell. The types, sizes, and prices of homes sold can vary from month to month.

The average sale price per square foot was $252, close to the year-to-date average of $255.

Homes also spent an average of 32 days on the market, compared with about 31 days year to date. This shows that the pace of sales changed very little.

Buyers Gain More Room to Negotiate

One of the clearest changes in September was the gap between asking prices and sale prices.

Homes sold for an average of 98.93% of their final asking prices. By comparison, the year-to-date average was 100.74%.

In other words, homes sold for about 1.07% below their asking prices in September. This was a shift from the year-to-date trend of homes selling above asking price.

Still, each home is different. Homes in good condition and priced well may continue to draw strong interest. Others may need a price change or more time to find a buyer.

What Buyers and Sellers Can Do

For sellers: Price your home based on recent sales and current competition. Buyers may have more choices, so it’s important to make a strong first impression. Good preparation and a fair asking price can help your home stand out.

For buyers: More homes on the market may give you added room to negotiate. However, don’t assume every seller will accept a lower offer. Look at recent sales, the home’s condition, and how long it has been listed before deciding on an offer.

Looking Ahead

September’s numbers point to a slower pace in some parts of Mequon’s housing market. Buyers had more choices and gained some room to negotiate. At the same time, homes continued to sell at a steady pace, and the supply remained limited.

As we move further into fall, it will be worth watching whether these changes continue. October’s data should give us a clearer picture of where the market is heading.
